Description
Oversee daily operations, leasing, maintenance, finances, and regulatory compliance for assigned residential or commercial properties. Manage tenant relations, vendor services, budgets, and records to preserve asset value and ensure safe, well-maintained, and occupied buildings.
  • • Show vacant units to prospective tenants, explain lease terms, and provide local information.
  • • Collect and record rents, fees, and deposits; authorize and pay property bills and operating expenses.
  • • Conduct regular inspections of buildings, grounds, and equipment to identify maintenance needs and safety issues.
  • • Respond to and resolve tenant complaints, disturbances, and lease violations in line with policies.
  • • Plan and coordinate routine maintenance, repairs, and capital improvements with vendors and staff.
  • • Oversee day-to-day property operations, maintenance, administration, and service delivery.
  • • Negotiate, prepare, and execute leases and addenda; ensure accurate move-in/move-out documentation.
  • • Maintain accurate records of leases, occupancy, work orders, permits, expenses, and property availability.
  • • Screen applicants and verify eligibility in compliance with Fair Housing and applicable regulations.
  • • Prepare annual operating budgets, forecasts, and monthly financial and occupancy reports.
  • • Supervise on-site staff and contractors; assign work and evaluate performance.
  • • Coordinate with insurance carriers, fire and police, and municipal agencies to ensure safety and code compliance.
  • • Market vacancies through advertising, listings, signage, and leasing agents to meet occupancy goals.
  • • Obtain and evaluate bids from contractors for maintenance, renovations, and services.
  • • Monitor market rents and recommend pricing adjustments and renewals.
  • • Draft, negotiate, and administer vendor and service contracts, including cleaning, maintenance, and security.
  • • Purchase and manage inventory of maintenance supplies, equipment, and common-area furnishings.
  • • Serve as the primary liaison between owners and tenants, providing updates on property performance and issues.
  • • Enforce community rules, lease terms, and building policies; issue notices and coordinate legal actions when necessary.
  • • Coordinate risk management activities, including incident response and insurance claims.
  • • Perform or arrange minor repairs and common-area upkeep as needed.
  • • Meet with property owners to review goals, service levels, and management agreements.
  • • Ensure advertising, leasing, and property operations comply with federal, state, and local regulations.
  • • Track and ensure timely completion of work orders, preventive maintenance, and life-safety inspections.
