Description
Oversee day-to-day operations, maintenance, and safety of a residential or commercial building; perform and coordinate repairs and cleaning, monitor building systems, supervise staff and vendors, respond to tenant requests and emergencies, maintain records, and ensure code compliance on behalf of property management.
- • Respond to resident service requests and emergencies; troubleshoot building issues.
- • Inspect building, apartments, and grounds regularly to identify repairs and safety hazards.
- • Perform routine cleaning, light repairs, painting, and minor carpentry, plumbing, and electrical work.
- • Change bulbs, replace filters, and maintain common areas, elevators, and trash rooms.
- • Operate and monitor building systems, such as boilers, HVAC, pumps, fire alarms, and security equipment.
- • Plan and execute preventive maintenance schedules for equipment and building components.
- • Coordinate and supervise contractors and vendors for specialized repairs and projects.
- • Solicit quotes, review proposals, and recommend contractors to property management.
- • Oversee porters, janitors, and maintenance staff; assign tasks and review performance.
- • Maintain inventories and purchase building maintenance supplies and replacement parts.
- • Maintain logs, work orders, permits, inspections, and operating cost records.
- • Enforce house rules, investigate complaints and disturbances, and resolve routine tenant issues.
- • Prepare vacant units for turnover, including cleaning, repairs, and punch lists.
- • Assist with move-ins and move-outs; coordinate access and elevator reservations.
- • Show available units and building amenities to prospective tenants when requested by management.
- • Collect and post notices, accept packages or rent as directed, and communicate building policies.
- • Maintain contact with fire, police, utility, and inspection agencies; schedule and accompany required inspections.
- • Ensure compliance with safety and life-safety codes; maintain SDS and required permits.
- • Support budget planning by estimating repair costs and tracking maintenance expenses.
- • Participate in snow and ice removal, landscaping coordination, and seasonal upkeep.
- • Respond to after-hours calls and manage on-call coverage.
- • Act as liaison between residents and property management or owners; provide status updates.
- • Monitor vendor work quality and verify completion for invoice approval.
- • Assist with small renovation projects and coordinate with architects or engineers as directed.
- • Maintain key control and access systems; manage intercoms and entry devices.
- • Prepare incident and accident reports and support insurance claims with documentation.
- • Ensure building cleanliness and curb appeal through daily walkthroughs.
