Description
Plan, direct, and coordinate the leasing, resident relations, maintenance, and financial operations of apartment communities, ensuring safe, compliant, well-maintained properties that meet occupancy and revenue goals.
- • Meet with prospective residents to show apartments, explain lease terms, and provide neighborhood information.
- • Oversee collection of rents, fees, and deposits and authorize payment of utilities, taxes, insurance, and operating expenses.
- • Inspect buildings, units, grounds, and amenities regularly to identify needed repairs or maintenance.
- • Investigate resident complaints, disturbances, and lease violations and resolve issues per property policies and laws.
- • Plan, schedule, and coordinate routine maintenance, unit turns, and capital repairs for the community.
- • Manage day-to-day operations, resident services, maintenance, and improvements for the apartment property.
- • Negotiate and execute new leases and renewals; ensure accurate completion of leasing documents.
- • Maintain records of leasing activity, occupancy, work orders, permits, expenses, and unit availability.
- • Screen applicants and verify eligibility in compliance with Fair Housing and applicable housing regulations.
- • Prepare operating budgets, monitor expenses, and produce monthly financial and occupancy reports.
- • Direct and evaluate on-site staff and contractors, setting schedules and performance expectations.
- • Coordinate with insurance carriers, fire and police, and code officials to ensure safety and regulatory compliance.
- • Market vacant units through advertising, online listings, signage, and community outreach.
- • Solicit, compare, and award bids for repairs, renovations, landscaping, and maintenance services.
- • Review and recommend rent levels, concessions, and renewal rates based on market trends and property performance.
- • Prepare and manage contracts for cleaning, maintenance, security, waste, and other property services.
- • Purchase supplies, parts, and equipment needed for building operations and unit turns.
- • Serve as liaison between residents and property owners or the management company.
- • Engage regularly with residents to address needs, encourage renewals, and promote community standards.
- • Enforce house rules and community policies; mediate neighbor disputes when necessary.
- • Ensure advertising, leasing, and notices comply with federal, state, and local landlord-tenant and Fair Housing laws.
- • Meet with owners or regional managers to review KPIs, budgets, capital plans, and compliance matters.
- • Manage move-in and move-out processes, inspections, keys, and security deposit accounting.
- • Coordinate unit renovations and amenity upgrades; schedule vendors and city inspections.
- • Track occupancy, delinquency, turnover, work-order completion, and other metrics to improve operations.
- • Develop and implement emergency response and preventative maintenance plans for the property.
- • Initiate and manage delinquency control, payment plans, notices, and eviction filings in accordance with laws.
