Own and manage residential or small commercial rental properties, handling leasing, tenant relations, rent collection, maintenance, budgeting, and legal compliance to protect asset value and provide safe, habitable housing.
  • • Show vacancies to prospective tenants and explain lease terms, policies, and neighborhood information.
  • • Advertise and market vacant units through listings, signage, and leasing agents.
  • • Screen applicants, verify income and references, and select tenants in compliance with fair housing laws.
  • • Prepare, negotiate, and execute leases, addenda, and required disclosures.
  • • Collect rent, fees, and security deposits; issue receipts and manage delinquencies.
  • • Serve notices, set payment plans, and process evictions in accordance with landlord-tenant laws.
  • • Conduct move-in and move-out inspections and document unit condition for deposit dispositions.
  • • Inspect buildings, units, and grounds routinely to identify repair and safety needs.
  • • Respond to maintenance requests and emergencies; ensure habitability standards are met.
  • • Plan and coordinate maintenance, repairs, capital improvements, and unit turnovers.

  • • Purchase supplies, appliances, and equipment for properties.

  • • Maintain accurate records of leases, tenant communications, repairs, expenses, and property availability.
  • • Prepare budgets, track income and costs, and produce financial reports and owner tax documentation.
  • • Pay mortgages, insurance, property taxes, utilities, and operating expenses on schedule.
  • • Review and set rents based on market conditions, unit features, and regulatory limits.
  • • Enforce lease terms, house rules, and community standards; resolve complaints and disputes.
  • • Coordinate with HOAs or condo associations to follow community bylaws and address violations.
  • • Maintain contact with insurers, code officials, and emergency services to ensure compliance and safety.
  • • Ensure properties meet building, fire, health, and accessibility codes; obtain permits and inspections as needed.
  • • Confer with attorneys or advisors to ensure compliant leasing, advertising, and collections practices.
  • • Clean common areas and perform minor repairs or arrange for professional service.
  • • Work with property managers or leasing agents and review performance and reports when applicable.
  • • Secure financing or refinancing for acquisitions, repairs, or improvements.
  • • Evaluate potential acquisitions by analyzing rents, taxes, zoning, and neighborhood trends.
  • • Coordinate utility accounts, meter readings, and service transfers for move-ins and turnovers.
