Description
Plan, direct, and coordinate leasing activities for residential and commercial properties to drive occupancy and rent growth. Oversee marketing, tenant qualification, lease negotiations, renewals, and compliance while partnering with operations to ensure unit readiness and resident satisfaction.
- • Meet with prospective tenants to tour properties, explain lease terms, and highlight community features.
- • Market vacant units through digital listings, signage, brokers, and outreach campaigns.
- • Screen and determine eligibility of applicants in line with Fair Housing and company criteria.
- • Negotiate lease rates, concessions, and terms; prepare and execute lease documents.
- • Collect application fees, deposits, and initial rents; ensure proper accounting.
- • Maintain accurate records of leads, applications, leases, renewals, and move-ins/outs.
- • Review and adjust rents and concessions to align with market conditions and occupancy goals.
- • Analyze leasing KPIs (traffic, conversion, occupancy, days vacant) and prepare reports.
- • Coordinate unit turns, inspections, and readiness with maintenance and vendors.
- • Respond to inquiries, complaints, and lease-related issues, resolving per policy.
- • Ensure advertising and leasing practices comply with federal, state, and local regulations.
- • Develop and execute resident retention and renewal strategies.
- • Train, schedule, and supervise leasing staff; evaluate performance.
- • Prepare and manage leasing budgets and forecasts.
- • Partner with property managers and owners to align leasing strategy with asset objectives.
- • Prepare and administer broker agreements and referral programs.
- • Solicit and manage photos, floor plans, and virtual tours to enhance listings.
- • Organize and host open houses and outreach events.
- • Coordinate move-in orientations and move-out processes, including chargebacks and notices.
- • Maintain relationships with local employers, locators, and community groups to drive traffic.
