Description
Plan, direct, and coordinate leasing, resident relations, compliance, budgeting, and maintenance for multifamily and community housing properties, including affordable or public housing. Ensure regulatory compliance, strong occupancy, sound finances, and safe, well-maintained communities.
- • Meet with prospective residents to show units, explain lease terms, and provide community information.
- • Screen applicants and certify eligibility in accordance with federal, state, and local housing regulations.
- • Manage collection of rent, fees, deposits, and subsidies and process operating expenses.
- • Prepare and monitor property budgets, cash flow, and monthly financial reports.
- • Maintain accurate resident files, leases, certifications, work orders, and compliance records.
- • Ensure compliance with fair housing, landlord-tenant laws, and safety and housing quality standards.
- • Inspect units, buildings, and grounds regularly to identify and schedule repairs and unit turns.
- • Plan and coordinate preventive maintenance, capital repairs, and unit turnovers.
- • Solicit and evaluate contractor bids and manage service contracts for maintenance, cleaning, landscaping, and security.
- • Supervise on-site staff and vendors; train, schedule, and evaluate performance.
- • Respond to resident inquiries, complaints, and lease violations and resolve issues per policy.
- • Coordinate move-ins and move-outs, notices, and deposit reconciliations.
- • Market and advertise vacancies; maintain waitlists and achieve occupancy goals.
- • Liaise with owners, housing authorities, and community partners and prepare required reports.
- • Maintain contact with insurance carriers, police, fire, and code officials to ensure protection and compliance.
- • Review rents and utility allowances and recommend adjustments per program rules and market trends.
- • Track maintenance and operating costs and purchase supplies and equipment within budget.
- • Organize resident communications and meetings and connect residents to support services.
- • Ensure environmental and health compliance, including pest control and lead or mold remediation procedures.
- • Prepare for and respond to audits and inspections and complete corrective action plans.
- • Implement risk management and incident reporting procedures.
- • Coordinate with legal counsel on evictions and enforcement actions, following due process.
