Description
Coordinate residential or commercial rental activities for a property management or real estate office, overseeing the leasing cycle from marketing and showings through application processing, screening, lease execution, move-in/out, and renewals. Duties include tenant communications, records management, compliance, and coordination with owners, agents, and vendors.
- • Lease properties on behalf of owners to qualified tenants.
- • Obtain owner approvals or listing agreements to market vacant units.
- • Respond to rental inquiries and schedule showings.
- • Provide in-person and virtual tours of available units.
- • Create and update online rental listings with photos, descriptions, pricing, and availability.
- • Compare market comps to recommend competitive rental rates and concessions.
- • Receive and process rental applications; collect application fees.
- • Coordinate tenant screening, including credit, background, and income verification.
- • Act as intermediary between owners and applicants to negotiate lease terms and move-in dates.
- • Prepare, route, and track leases and required addenda for electronic signatures.
- • Collect security deposits and initial rents; confirm move-in funds per policy.
- • Coordinate move-in and move-out logistics, inspections, keys, and utility transfers.
- • Monitor fulfillment of pre-lease and lease conditions, such as insurance and pet documentation.
- • Maintain accurate leasing records and reports in property management systems.
- • Ensure compliance with fair housing, landlord-tenant laws, and local housing codes.
- • Coordinate with maintenance and vendors to complete unit turns and resolve pre-move issues.
- • Track lease expirations and manage renewals and required notices.
- • Monitor rent collection status and escalate delinquencies to property management as needed.
