Description
Coordinate and execute real estate closings as a neutral escrow/title professional, preparing and verifying settlement documents, managing escrow funds, clearing title issues, and ensuring contract, lender, and legal requirements are satisfied through funding and recording.
  • • Open escrow and set up closing files upon receipt of executed contracts.
  • • Order and review title searches, commitments, and municipal lien reports.
  • • Identify and clear title defects, liens, judgments, and payoff requirements.
  • • Collect, verify, and balance payoff statements, invoices, and prorations.
  • • Prepare Closing Disclosures and ALTA settlement statements with lenders.
  • • Coordinate communications among buyers, sellers, agents, lenders, and attorneys to resolve closing issues.
  • • Monitor fulfillment of contract and lender conditions to ensure timely closing.
  • • Assemble and audit lender closing packages and legal documents for accuracy.
  • • Schedule closings and confirm signing appointments with all parties.
  • • Conduct signings and notarize documents when authorized.
  • • Manage escrow funds, receive deposits and wires, and reconcile accounts.
  • • Secure, verify, and disburse funds in accordance with instructions and regulations.
  • • Record deeds, mortgages, releases, and other instruments with recording offices.
  • • Issue title insurance policies and deliver recorded documents post-closing.
  • • Maintain compliance with RESPA/TRID, state title, escrow, and notary laws.
  • • Safeguard against wire and identity fraud through authentication procedures.
  • • Maintain accurate closing files, disclosures, and audit-ready records.
  • • Provide settlement explanations and respond to party inquiries.
