Specialize in leasing residential or commercial properties for owners or management firms, guiding prospects from marketing and showings through application screening, lease execution, and move-in while ensuring compliance with fair housing and leasing laws and meeting occupancy and revenue goals.
  • • Lease residential or commercial units on behalf of property owners or management firms.
  • • Market and list vacancies with accurate unit details, pricing, photos, and incentives using property management software.
  • • Conduct in-person and virtual tours, highlighting features and community amenities.
  • • Qualify prospects by assessing needs, budget, and timing; maintain consistent lead follow-up.
  • • Process rental applications and perform credit, background, and income verifications per policy.
  • • Prepare, present, and execute lease agreements and addenda in accordance with laws and company standards.
  • • Negotiate lease terms within guidelines and obtain required approvals.
  • • Collect application fees, security deposits, and initial rents; set up payment schedules.
  • • Coordinate move-in and move-out activities, including inspections, keys, utilities, and renters insurance.
  • • Monitor fulfillment of pre-lease conditions and ongoing lease obligations to ensure timely move-ins and compliance.
  • • Analyze comparable rentals and market trends to recommend competitive rents and concessions.
  • • Maintain current knowledge of fair housing, landlord-tenant laws, occupancy standards, and local rental markets.
  • • Collaborate with maintenance and vendors to ensure units are turned and ready by target dates.
  • • Maintain accurate records, reports, and lead-to-lease metrics in CRM or property management systems.
  • • Support resident retention through renewals, transfer options, and responsive customer service.
  • • Ensure advertising, signage, and communications comply with brand standards and legal requirements.
  • • Inspect available units and common areas for readiness, safety, and habitability; escalate issues as needed.
