Description
Inspect rental units in the Housing Choice Voucher program to ensure compliance with HUD Housing Quality Standards and applicable health and safety codes; document deficiencies, educate owners and tenants, and recommend corrective or enforcement actions.
  • • Schedule and conduct initial, annual, special, and re-inspections of Housing Choice Voucher units for HQS compliance.
  • • Inspect interiors, exteriors, common areas, and building systems for health, safety, and sanitation hazards.
  • • Document findings with detailed notes and digital photos in approved inspection software.
  • • Prepare inspection reports, deficiency notices, and repair deadlines.
  • • Issue recommendations for abatement or termination of housing assistance payments when noncompliance persists.
  • • Verify correction of deficiencies through re-inspections and review of repair documentation.
  • • Educate owners and tenants on HQS requirements, life-safety standards, and responsibilities.
  • • Respond to complaints and emergency inspection requests per HUD and public housing authority policies.
  • • Coordinate with local code enforcement, fire, and health departments on serious violations.
  • • Maintain accurate records, correspondence, and case files in the housing authority system.
  • • Testify at administrative hearings or in court regarding inspection findings and procedures.
  • • Refer units for specialized assessments, such as lead-based paint or pest control, when required.
  • • Ensure inspection practices adhere to HUD regulations, PHA procedures, and tenant rights.
