Description
Support real estate attorneys by managing due diligence, preparing and coordinating closing documents, reviewing title and surveys, and recording instruments. Research property records and applicable laws to facilitate acquisitions, sales, leases, and financing transactions.
- • Gather and analyze real estate data, including deeds, title commitments, surveys, zoning codes, and property reports.
- • Coordinate with clients, lenders, brokers, title companies, and opposing counsel to schedule and prepare closings.
- • Order and track title searches, UCC searches, lien letters, surveys, payoffs, estoppels, and insurance certificates.
- • Review title commitments and exceptions; prepare title summaries and outline curative items for attorney review.
- • Draft, edit, and assemble closing documents such as purchase agreements, deeds, mortgages/deeds of trust, assignments, leases, easements, affidavits, and corporate authorizations.
- • Prepare or review settlement and closing statements (e.g., ALTA), prorations, and closing checklists under attorney supervision.
- • Organize and maintain transaction files and data rooms; manage signature packets and closing binders.
- • Record deeds, mortgages, releases, and other instruments with county recorders and e-recording portals.
- • Track critical dates, contingencies, and deliverables, and circulate status reports.
- • Conduct public records due diligence on properties, entities, permits, zoning, land use, taxes, and HOA/condo documents.
- • Prepare correspondence, notices, and form letters; maintain document templates and precedent libraries.
- • Assist with post-closing follow-up, including obtaining recorded documents, title policies, and resolving outstanding items.
