Process and manage loan files from application through closing by collecting and verifying borrower and collateral documentation, coordinating third-party services, ensuring regulatory and policy compliance, and communicating status to stakeholders; prepare complete loan packages, submit to underwriting, clear conditions, and coordinate closings to enable timely approval and funding.
  • • Verify and validate accuracy and completeness of loan applications, disclosures, and closing documents.
  • • Collect required borrower documentation and clarify application information with applicants and loan officers.
  • • Assemble and compile title, appraisal, credit, income, asset, insurance, and tax documents for underwriting and closing.
  • • Provide status updates and answer process-related questions for borrowers, loan officers, and third parties.
  • • Communicate application status, outstanding conditions, and credit decisions to applicants and partners.
  • • Create and maintain digital loan files in the loan origination system; track milestones through approval, closing, and funding.
  • • Generate and deliver required initial and revised disclosures, closing documents, and correspondence in compliance with TRID and company policy.
  • • Present loan terms and repayment schedules or summaries to borrowers as needed.
  • • Calculate and reconcile interest, principal, escrow, and closing costs; identify and correct data or fee discrepancies.
  • • Order and track appraisals, title work, flood certifications, verifications, and other third-party services; review for completeness and accuracy.
  • • Obtain and review credit reports; perform verifications of employment, income, and assets with employers and financial institutions.
  • • File, index, and maintain accurate, audit-ready loan records and logs.
  • • Coordinate and schedule mortgage closings with title or settlement agents, real estate agents, and borrowers.
  • • Submit complete loan files to underwriting with processor recommendations; clear underwriting conditions promptly.
  • • Secure evidence of homeowners insurance and, when applicable, request or update mortgage insurance.
