Description
Evaluate, originate, and recommend approval of residential mortgage loans. Advise borrowers on home financing options, qualification, and repayment, and guide them through application, underwriting, and closing while ensuring regulatory compliance and excellent service.
- • Contact applicants and third parties to obtain missing information and documentation.
- • Calculate debt-to-income ratios and available funds to close to prequalify and preapprove borrowers.
- • Prepare and issue prequalification and preapproval letters to borrowers and agents.
- • Ensure compliance with federal and state mortgage regulations (e.g., TRID, RESPA, ECOA, HMDA) and company policies.
- • Maintain and document communications and required disclosures within prescribed timelines.
- • Track loan milestones and deadlines to meet rate lock and closing dates.
- • Provide status updates to borrowers, real estate agents, and internal teams.
- • Participate in community outreach and education on homebuyer assistance and down payment programs.
- • Maintain NMLS licensing and complete required continuing education.
- • Approve mortgage loans within delegated limits and refer exceptions to management or underwriting.
- • Meet with borrowers to gather information and answer questions about the mortgage process.
- • Analyze borrowers' income, assets, credit, and property valuations to determine mortgage eligibility.
- • Explain fixed-rate, adjustable-rate, FHA/VA/USDA, jumbo, and refinance options, terms, costs, and risks.
- • Obtain and compile pay stubs, W-2s, tax returns, bank statements, IDs, and other required documentation.
- • Review and update loan files and pipeline status in the loan origination system.
- • Review loan estimates, disclosures, and closing documents for completeness and accuracy with policy and regulations.
- • Calculate monthly mortgage payments, escrows, and amortization schedules.
- • Stay current on mortgage programs, rates, underwriting guidelines, and housing market trends.
- • Submit complete applications to processing and underwriting for verification and decision.
- • Address borrower concerns and resolve service issues throughout the loan process.
- • Help clients define homeownership goals and determine affordable price ranges and down payments.
- • Market mortgage services and cross-sell related bank products when appropriate.
- • Build and maintain referral networks with real estate agents, builders, and community partners to source leads.
- • Coordinate appraisals, title work, verifications of employment/assets, and other third-party services.
- • Confer with underwriters to clear conditions and resolve file issues.
