Description
Oversee daily building operations, maintenance, and repairs; supervise maintenance and custodial staff and contractors; coordinate tenant services while ensuring safety, regulatory compliance, and building performance.
  • • Review work orders, building plans, and O&M manuals to plan maintenance and repairs.
  • • Estimate labor, materials, and time required for maintenance and unit turnover tasks.
  • • Supervise, coordinate, and schedule maintenance, custodial, and porter staff.
  • • Coordinate with property managers, tenants, vendors, and inspectors to resolve issues and plan work.
  • • Align maintenance and capital project activities with building operations and tenant schedules.
  • • Order and manage inventory of supplies, parts, and equipment.
  • • Inspect units and common areas; verify measurements and site conditions for repairs or installations.
  • • Maintain logs and records of work orders, inspections, utilities, permits, and vendor work.
  • • Assign work orders and priorities based on urgency, skills, and resource availability.
  • • Perform or assist with repairs and emergency response using hand and power tools.
  • • Train staff on maintenance procedures, equipment operation, safety, and building policies.
  • • Monitor service quality and workflow; implement improvements to increase efficiency and tenant satisfaction.
  • • Arrange and oversee preventive maintenance and repairs for building systems, including HVAC, plumbing, electrical, elevators, and fire/life safety.
  • • Recommend personnel actions, such as hiring, scheduling changes, evaluations, or promotions.
  • • Conduct regular safety and compliance inspections to ensure adherence to codes, permits, and company standards.
