Plan and design interior layouts for workplaces and other facilities, optimizing function, flow, capacity, and compliance to improve space utilization within existing buildings.
  • • Consult with clients and stakeholders to define program, adjacencies, and space requirements.
  • • Develop program summaries, adjacency matrices, and room data sheets.
  • • Perform test fits, stacking/blocking, and feasibility studies for prospective sites or suites.
  • • Survey buildings and suites to assess suitability, base-building constraints, and as-built conditions.
  • • Gather data on occupancy, workflows, and building constraints through surveys and field verification.
  • • Plan workstation, meeting room, support, and circulation layouts to optimize flow and collaboration.
  • • Prepare scaled space plans, reflected ceiling plans, and details using CAD/BIM and planning tools.
  • • Create 3D models, renderings, or interactive walkthroughs to communicate space concepts.
  • • Coordinate layouts with MEP, IT/AV, life-safety, and security requirements.
  • • Plan interiors in accordance with building codes, ADA, fire/life safety, and corporate standards.
  • • Prepare furniture, fixtures, and equipment (FF&E) specifications and finish palettes.
  • • Prepare bid packages, scopes, and drawings for tenant improvements, furniture, and low-voltage vendors.
  • • Solicit and evaluate bids; support vendor selection and contract award recommendations.
  • • Develop budgets, phasing plans, and schedule estimates for interior build-outs and moves.
  • • Maintain space inventory, allocations, and occupancy data in CAFM/IWMS systems.
  • • Calculate capacity, occupant loads, density, and utilization metrics to inform planning.
  • • Develop workplace standards, space guidelines, and move/add/change procedures.
  • • Present test fits, blocking diagrams, and finish concepts for stakeholder review and approval.
  • • Conduct on-site observations during build-outs and installations to verify compliance with plans.
  • • Coordinate with interior designers, MEP engineers, low-voltage/AV, and acoustical consultants.
  • • Resolve field issues and update plans based on site conditions or stakeholder feedback.
  • • Align interior plans with sustainability goals or certifications such as LEED or WELL when required.
  • • Prepare reports, diagrams, and dashboards communicating space usage and headcount projections.
  • • Lead and mentor drafters or junior planners preparing plans, specifications, and schedules.
