Commercial Energy Auditor

Energy Auditors
Description
Conduct ASHRAE Level I-III and investment-grade energy audits of commercial buildings and campuses. Evaluate building envelopes and systems, analyze utility and BAS data, develop and prioritize energy conservation measures, and support implementation, commissioning, and measurement and verification to deliver cost savings and performance improvements.
  • • Measure end-use energy with submeters, interval data loggers, power analyzers, light meters, airflow hoods, flue gas analyzers, amp/watt/volt meters, thermography, or utility meters.
  • • Perform building envelope and duct leakage assessments, infrared scans, and airflow/pressure tests to locate losses.
  • • Inspect building envelope, HVACR, lighting, controls/BAS, electrical distribution, plug and process loads to quantify energy use.
  • • Prepare ASHRAE Level I-III or investment-grade audit reports with energy analyses, ECMs, savings, costs, and ROI.
  • • Analyze utility bills, interval data, and tariffs (demand, TOU, riders) to establish usage and cost drivers.
  • • Assess technical feasibility and operational impacts of ECMs using engineering calculations and site constraints.
  • • Model baseline loads and calculate energy, demand, and carbon savings.
  • • Collect and analyze field data and BAS trend logs to validate assumptions.
  • • Benchmark buildings using EUI, ENERGY STAR, or industry norms.
  • • Develop load profiles and occupancy schedules to characterize heating, cooling, lighting, and plug loads.
  • • Advise facility managers and O&M staff on operational best practices and energy-efficient equipment selection.
  • • Identify, rank, and stage ECMs by savings, cost, risk, and payback.
  • • Recommend O&M improvements and control sequence optimizations to enhance efficiency and comfort.
  • • Establish measurement-based baselines for energy and demand by end use.
  • • Support or oversee implementation of retrofits such as LED lighting, VFDs, high-efficiency HVAC, and controls upgrades.
  • • Develop scopes of work and technical specifications for commercial retrofits and commissioning.
  • • Recommend energy-efficient technologies and distributed energy resources such as heat pumps, advanced controls, and solar PV.
  • • Evaluate demand response, peak shaving, and load shedding strategies through BAS integration and storage.
  • • Identify health, safety, and code issues, including ventilation, IAQ, and refrigerant compliance.
  • • Commission and verify performance of installed measures against design intent and specifications.
  • • Prepare incentive and rebate applications and M&V documentation per IPMVP.
