Represent property owners in listing and selling real estate. Price, prepare, and market listings; manage showings and feedback; negotiate offers and terms; coordinate disclosures, escrow, and closing to achieve the best outcome for sellers.
  • • Prospect and secure listing appointments with property owners.
  • • Conduct listing presentations and explain marketing strategies and fees.
  • • Evaluate market data and prepare comparative market analyses (CMAs).
  • • Advise sellers on pricing strategy and timing of sale.
  • • Inspect properties and recommend repairs, upgrades, and staging.
  • • Coordinate vendors for cleaning, repairs, staging, and landscaping.
  • • Obtain and review required seller disclosures and property information.
  • • Arrange professional photography, video, floor plans, and 3D tours.
  • • Create compelling MLS listings and marketing copy.
  • • Place signage and lockboxes; set up showing instructions.
  • • Syndicate listings across MLS, broker networks, and online portals.
  • • Promote listings via ads, email, social media, and open houses.
  • • Host open houses and broker tours; collect visitor feedback.
  • • Schedule and manage showings with buyer agents and occupants.
  • • Track showing activity and provide regular performance reports to sellers.
  • • Compare offers and present them to sellers with net sheets.
  • • Vet buyers’ qualifications and financing strength.
  • • Act as intermediary in negotiations, representing sellers' interests.
  • • Draft and manage counteroffers, addenda, and contingencies.
  • • Coordinate inspections, appraisals, and access to the property.
  • • Negotiate inspection repairs, credits, and other concessions.
  • • Work with escrow, title, lenders, and attorneys to satisfy contract terms.
  • • Monitor transaction timelines and ensure compliance with deadlines.
  • • Review settlement statements and coordinate closing logistics.
  • • Oversee signings and disbursement of funds at closing.
  • • Ensure compliance with fair housing, licensing, and brokerage policies.
  • • Maintain accurate files and transaction records.
  • • Review market trends and continue education to stay current.
  • • Solicit referrals and follow up with past clients.
  • • Update pricing or marketing strategy based on market feedback.
  • • Manage occupancy, keys, and possession after closing.
  • • Arrange for HOA documents, permits, and municipal inspections as required.
  • • Order preliminary title reports and resolve liens or encumbrances.
