Description
Inspect residential properties to assess energy efficiency and overall housing conditions. Perform energy audits and diagnostic testing, document code and program compliance, develop scopes of work, and educate clients on conservation and health and safety. Conduct quality assurance on completed weatherization work and coordinate with contractors and owners.
- • Inspect buildings to identify required weatherization measures and housing code deficiencies.
- • Perform energy audits, including blower door and duct diagnostics, to quantify air leakage.
- • Test and diagnose HVAC and airflow systems using efficiency and combustion analyzers.
- • Conduct combustion safety testing of gas and other fuel-burning appliances.
- • Verify insulation levels and thermal boundaries; specify R-values and locations for upgrades.
- • Evaluate ductwork condition, leakage, and required sealing or repairs.
- • Assess windows, doors, and glazing for condition, fit, and need for storm units or repairs.
- • Identify health and safety hazards, including CO, moisture, mold, electrical, and ventilation issues.
- • Recommend weatherization and conservation measures in line with program guidelines, energy codes, and regulations.
- • Develop scopes of work, specifications, and cost estimates for weatherization and rehabilitation.
- • Verify contractor workmanship and materials against specifications and standards during QA inspections.
- • Prepare inspection reports, work orders, and compliance documentation; maintain logs with measurements and photos.
- • Explain findings, recommendations, policies, and requirements to residents and property owners.
- • Schedule inspections and coordinate access with occupants, owners, and contractors.
- • Use energy modeling or audit software to calculate savings-to-investment ratios and prioritize measures.
- • Verify proper installation of air sealing, insulation, duct wrap, and pipe and water heater insulation.
- • Confirm proper operation of ventilation systems and required combustion air openings.
- • Ensure adherence to lead-safe work practices and other health, safety, and environmental regulations.
- • Review and approve contractor invoices, permits, and closeout packages for accuracy and compliance.
- • Maintain and calibrate diagnostic testing tools and equipment.
